There a lands free everywhere but it's not classified for residential building. Every land classified as residential is fully build. New land open to build are super rare and generally allocated to real estate developers that came with a project for multiple housing, usually it's ugly, cheaply build, and they squeeze as many meter square of living space on the land, so what is called a new "house" is a block of 3 to 5 house stuck togheter with adjacent gardens and very limited choice to customize for the buyer. And everything you dare to change from the plan will be invoiced twice the price because they don't give a fuck, you have no alternatives and once sold they just want to move to the next project. So when it's under construction nobody propelly check what is build so everyone I know who did build this way had to camp on the construction site to make sure they are doing the work as intended and don't get delays. And if you manage to buy a nice old house, build with good material and nice design, enoug plot around the house, you get overpriced by these developers who will take down the house and build 3 on the same place or even a small building of 6 to 20 flats. And if you pay the full price, rework the house yourself, then a few years later the local administration come and declare that part of your land was not build for x years so it will het declassified and loose 90% of its value, preventing you to extend your house in the future. Also if you end up with an historically peotected house, which can be a perfectly normal old house, you are forbiden to change anything to the outside look of the house, like changing windows by better insulated ones that look different. Nah. Switzerland is not the best place to build a house. Only good for developpers to make a shitload of money by flipping and hording building.
