So I have a friend who is considering selling a property and to avoid taxes they are talking about doing some kind of 1031 swap thing, and I need some of you real estate folks to tell me how to explain to them that bitcoin is better than real estate (even taking into account this big tax they will need to pay), from the perspective of someone who’s been there, done that, thanks!

What is the most private Ai you know of? Duck.ai is super private and good for some stuff but a bit outdated. Anyone heard of Chat & Ask AI by Codeway? Seems to collect the least data (see the first pic below) Open AI, Grok, Deepseek and Gemini collect so much data, Gemini being the worst.
