It's a good way to protect your real address / identity from the sender, but the Post Office requires KYC so they will know it's you.
Trade offs!
You can do a similar thing at the UPS store. They give you a street address and uses a suite number instead of a box number.
Same tradeoff though, they know your real address but it's not revealed to the sender.
And in certain circumstances, someone can request the info of a box holder from the USPS.
I do but more for so I can import stuff from ebay than for privacy.
How so๐ง, is it legal or do they have to social engineer like sim swapping

Yeah, you have to stop in so it functions exactly same as a PO box. You get a key to your box as well as a key to access the store after hours.
You might be able to have the forward the mail to your actual address, but not certain on that
If you can show you are doing business with the box holder, you can just request it with a form.
if you're just using it for getting things shipped to you, you're good.
If you're using it as a return address for things you sell, someone can request your info.
