Get a small building, have it paid off, work there yourself so you don't need a receptionist. Throw in a vending machine with coffee and snacks, have some small office suites for shitcoin companies to rent out and pretend to have a physical office, and internal sound isolated conference rooms for people to rent by the hour. You could have next to zero OpEx considering you presumably work on your computer during most business hours. When your there it's open for anyone to walk in, and you give key cards to members who sign up so they can use it when you aren't there.
