image GM!!! I wanted to share an idea that we have recently implemented. We built a cabin on our property and signed a bitcoin incentivized lease for its use. Landlords and tenant relationships are often very strained these days, and young people generally have very little interest in owning their own home, often because it feels like a hopeless goal. And of course, it is a valid argument that HODLing bitcoin may be a wiser move than investing in real estate. I get it. SO…. why not upgrade the Landlord / Tenant relationship while introducing the tenant to bitcoin and better aligning incentives? The lease we signed yesterday: * Starts with a standard lease, compliant with Landlord / Tenant Act terms in our state; * Includes the standard, boring security deposit in escrow (first and last month's rent provided by the tenant, kept in a trad-fi USD interest bearing savings account); * In addition, the Landlord matches that security deposit, escrowed in bitcoin (in a dedicated wallet) * In months where rent is paid on time, up to 10% of the rent is added to this bitcoin wallet, illustrating a DCA approach; * Incentives are further aligned through the following reward plan, as long as rent is paid on time, the property is cared for (good stewardship) and any disputes are worked out as adults (no lawyers required): >1 Year Term complete: tenant receives back greater of USD vs. BTC account > 2 Year Term complete: tenant receives back USD security deposit AND 50% of BTC account >3 or more Year Term complete: tenant receives back USD security deposit AND 75% of the BTC account. If all goes well, at the end of the lease, the tenant could have a good start to a down payment for their own property, or some other worthy goal. And perhaps they also begin their own good DCA and HODLing habits along the way. Feel free to comment, ask questions, or just borrow the idea in your legal jurisdiction. GM! “You Can Just Do Things.” Seeing this phrase repeatedly on NOSTR takes me back several years. Time for an old fart story, but I am NOT a boomer. Barely not a Boomer. My first “corporate” job was with a (now) big company most of you know. We were smaller then, but growing like crazy. I loved my co-workers, respected them and I was learning a lot. We took lots of pride in our work and enjoyed making things better. As we grew, new management and C-level positions got filled, not always with internal hires. A particular consultant made his way to be the head of our department. I don’t remember the details, but a group of us had taken the initiative to implement something that ended up not working out perfectly. During a meeting about the issue, the new big boss told us “You CANNOT just do things.” Those were the exact words, we repeated them to each other often (sarcastically) after that. At the time, I embraced the message. We were getting bigger, things change. It is very interesting to look back at it now. “You CAN Just Do Things” is better. Take initiative to improve things. Risk screwing up, which will allow you to learn. I think “You CAN Just Do Things” is the right approach. Chaos can lead to good. Spontaneous Order! I think Hayek would like “You CAN just do things.”

GM all, and to @SoapMiner We recently bought several bars of soap, including Pine Tar, based on potential skin help. It has been very effective for rosacea! I look forward to trying the other types...

Spent a week "away" with family, near a large lake. We witnessed its peacefulness out on a boat in good weather, and its raw power during a storm. Reminds me of Bitcoin Veterans message of "Be peaceful, NOT harmless.". image
An interesting observation. As I clear out sections of overgrown land, my approach is to keep and enhance the strongest trees. Oaks, Maples, etc. I remove the vines, weeds and weak rooted trees. But I have a soft spot for survivors (the ones that just find a way). Apply your own comparisons. Pix below of a now stronger Oak, and a survivor.

To support NOSTR content and be more engaged, I will start logging my private property improvements, working toward aligned incentives between property owner and renter, utilizing bitcoin savings within the lease agreement.
