Bitpac in rental business

It can be used for peer to peer rental business allowing easy self explanatory creation of multisig wallet with any number of participants.
This can be used to mediate any rentals between bitcoiners. You’ll just need some understanding of multisig use + an arbiter you both trust(an oracle if you insist).
Car rental: Car owner decides on price and needed collateral. When someone takes the offer he creates Bitpac with three nostr pubkeys. Owner, tenant and the arbiter. 2/3 signs needed to pay. Deal is struck when tenant pays the collateral+rent. Tenant and owner post the deal and video of the car to the arbiter.
Normally after the rental is over both owner and tenant sign a proposal to pay treasury back to the tenant. If they agree on some damages same is done, but part goes to owner.
If there’s an argument arbiter steps in and its done according to the contract posted to the arbiter. Arbiter takes a cut.
Same goes for apartment etc. rentals. Hard part is the arbiter. He should be trusted to have a sense of justice and not to collaborate with either contracting party. Where are our arbiters? Volunteers? Could be businesses?
I can do it for test runs if some of you guys want to try.
